We're done!!

This house has been totally transformed!! I'm really happy w/the way the paint came out and all the nice upgrades we added. HOpefully someone will pick it up right away!! It goes on the market this wknd at $169,900. Here are the before/after pics:

1/2 way there!

Although you can't tell by looking at it! When things are in tear out stage, it looks like you're not making much progress, but so far we've gotten the exterior siding done, painted and some of the windows in. We've also xeriscaped the front yard since it's too late to add grass and we don 't have a sprinkler system anyway. I can't wait to get the inside painted! Went w/a little darker tan for the walls this time so hopefully it will look great!

Day 3 Fix and Flip #2!


We are 3 days into the London Ln. fix and flip and we finally have electricity! Should have water tomorrow. This one was a little more challenging because the gas/water/electric had been off for more than a year, so CS Utilities makes you hire a contractor to pull a permit and get it inspected by regional building and then they'll turn everything back on once they get the okay. Just a way to get more money out of you. Luckily, the neighbor gave us some power for the roofers to get their stuff done. I'm sure they're just excited that the junker next door is getting fixed up. This house will look great once it's done!

On to the Next One!



We have another house in the same neighborhood under contract. It is another HUD home, so it might take longer than 30 days to close, which is a bummer because that puts us trying to market it for resale in November around the Holidays. Ideally, we would close sep 30, finish Oct 30 and start marketing Nov 1. We'll see.

Anyway, here are the pics. The house is similar to Wylie, but slightly differnt layout, only a 1 car garage, but more square footage. I think it's got GREAT potential!!

Contract Pending!

We got a full price offer in 15 days on the market so we're very happy about that! Assuming everything goes according to the contract, we will close on Sep 29th - woohoo!

Done - finally!!

OK, so I'm not much for blogging on a daily or even weekly basis, but I wanted to show the before/after pics, so here they are. The project took 2 weeks longer than I wanted, so I will make some changes on the next one. Speaking of the next one, we made an offer on the same house style a block over today and should find out soon if we got it!

We painted the existing cabinets and added new hardware. I think they turned out really nice! We also added tile flooring and a backsplash as well as newer appliances and I got rid of my old white sink!

Major difference! We got rid of the "barn-looking" facade and replaced it w/siding. New garage door, new windows and sod/bark - it's a new house!!

Day 1


When should Day 1 begin? If it's the day we saw the property, that would be April 20th. If it's the day we actually closed, that would be June 27th. Not sure why it takes almost 2 nmonths for a bank to take your money, but c'est la vie. Have spent a lot of time planning this one as it drug out so long. Was raring to go on Day 1 of rehab (Monday after we closed), but contractors always seem to have a loose interpretation of a start date. Anyway, I did manage to get the utilities turned on the day I closed and the dumpster delivered the following Monday. Also got the garage door installed (on a Sunday, nonetheless for no upcharge) and it was $200 cheaper w/a company out of Denver than anything I found in the Springs. Amazing - even w/gas as high as it is!


On Sunday, the window guy and his helper Floyd came over to take the bars off the windows and get rid of the chain link fence. (Nothing says ghetto likes bars on your windows, right?) Nice that they'll take them off for free because they can get the scrap money for them. Wonder how much they got??


Above is a pictureo f the front of the house - not a dump, really compared to other houses we've seen! It's got good "bones" as Chris says and it is a nice corner lot that backs up to a school and a park. It's also got a wood burning stove and a 2-car garage, which is not common in this neighborhood. Anxious to get it torn apart and put back together :-)

My plan is to have it done by the end of July, so if we call June 27th (closing day) Day 1, that gives me 35 days! Let's get to it!!
